It is important because the house pricing is basically dependent upon the square feet it measures. The area mentioned in the sale deed is accurate or not is important for you to know. The accurate measurements are also required for designing the interiors, wood works, curtain rods etc.

  • Carpet Area

Carpet area basically construes the area within the four walls excluding the dimension or thickness of the walls. It is the area where a carpet can actually be laid down. Carpet area depicts the actual area or space that you are going to have in your home. Usually the realtors bluff the individuals by simply not acknowledging them about the carpet area and communicate them instead the total built-up area or super built-up area.

  • Built-up Area

Built area generally denotes the carpet area plus the thickness of the inner walls. Sometimes the built area may also include the area of the dry balcony and flower beds that completely depends upon the regulation of the authority in that particular place. Thus the actual useable area greatly varies when built up area is taken into note. Government subsidies in India are basically levied on the basis of the carpet area and not the built-up area.

  • Super Built-up Area

Super built-up area is the area which includes all the common areas like the corridor, lobby, lift area, staircases, common hall, etc. This is term is generally loved by the builders as they use it repetitively. Builders generally charge on this built-up area but if you are aware of what is actually constitutes you can negotiate for sure. This is one of the major reasons why you should always opt for area measurement check before buying any property. Always pay for the real value.
